You’ve probably seen Inman, Placester, and others writing about their favorite Facebook groups for realtors, but we had to write our own.
Why?
Because Inman, Placester, and the others have to write their articles so they appeal to as many real estate pros as possible.
There’s nothing wrong with that (in a way, we do it too), but it means that their info tends to be broad, general, and sometimes vague.
Ours isn’t.

We looked that groups themselves. We did the math on posts per day, comments per post, even posts per member.
And the numbers don’t lie.
If you’re looking for the most active, engaged Facebook groups for real estate agents, you need to read on.
We joined every single one of these groups—even the closed ones—and watched how the group’s members interact with each other.

LCA is the clear winner. This group is huge. It’s active. In fact, it’s non-stop active.
Do not join this group if you have push notifications enabled for Facebook updates. You’ll lose your phone battery in no time.
This group sees almost constant activity and the overwhelming majority of it is high-value to anyone in the real estate field.
60,000+ in 2 years, with an average of 10+ photos added every day and a video added every 31 hours on average.

There are some strong opinions shared on occasion, but most threads are helpful, supportive, positive, and downright enjoyable.
This group is also big on sharing—and asking for—ideas and advice.
Hello guys! I am a fairly new agent in a fairly small rural community. Social media marketing is wide open and ripe for the picking in my community and I want to capitalize on that. I have been running my business Facebook page for about 6 months now and I do fairly well off of it but I do not feel I am getting the likes I need to really take full advantage of the wide open social media market. My question for you all is what else can I do? How can I boost my likes on my page while staying in the legal lines?
That question got 10 comments in a few hours, with actionable answers like “Place ads and boost them. You can choose a demographic based on selling/buying or just area and radius.”

This group is the social/community arm of the Lab Coat Agents brand. They have a blog and Facebook page in addition to this group.
On their website, they bill themselves this way: “The premier source for news, education, inspiration, and business innovation for the Real Estate industry since 2014, Lab Coat Agents is an online community of over 55,000+ Real Estate professionals and leading Industry Experts.”
And so far, we’re buying every bit of it. This post isn’t about blogs or other online marketing content, but theirs are pretty awesome. Go check it out too.

2. Real Closers
Description
To be the leading online group for professionals in the real estate industry. To share best practices and information to help you generate more business, more closings and more income.
Please be respectful to one another, no negativity towards others or to their posts, no self promotion, that means no post links to your listings, open houses or your Facebook business page for likes. Absolutely no “Affiliate links” to products you are signed up to receive payment for, this will be grounds for instant removal from the group.
If you are a vendor and you have a product or service please contact the admins before posting anything and or offering tips or your product/service to the group. We do allow certain products/services but no marketers and there are already a couple that have been approved who post from time to time. We also develop software ourselves and will post about it from time to time.
If you do not agree with any of the rules please feel free to exit the group but never post negatively about our rules or what we do, this will be immediate grounds for removal from our group. If you have any questions or concerns feel free to reach out to the admins/moderators to voice those concerns.

Why we like it
A close second behind #1 LCA above is Real Closers. This group is also huge—exactly 25,000 members as of this writing—and very active at 40-50 posts per day and nearly 20 comments per post on average.
That average of 20 is especially surprising when you include that some posts get so many comments the post author has to disable commenting, probably to save their battery life/sanity.
Real Closers is growing quickly, too. When we first started collecting data on these 20+ Real Estate Facebook Groups, they had 22,919 members. Now just a week or two later, they’ve added more than 2,000 new people.
And all of this traction has come in less than 18 months. The group was started on December 12, 2015—meaning June 15th of this year will be (or was, depending on when you’re reading this) their year and a half anniversary.
An impressive trajectory!

Real Closers does have a website listed, but it doesn’t appear to be working right now.
The group also appears affiliated, or maybe just associated with, AgentZip by EZ Lead Pages. There do seem to be some promotional-type posts in this group, but none have really been offensively pushy or salesy.
Overall, this group is excellent. Great info. Great discussion. Definitely worth joining!

3. Beat Zillow – Easy Agent Pro
Description
This group is where agents share what they’re doing with their LeadSite to grow their business.

Why we like it
This group is out of control. It would have been #1 on this list if it had more members. It’s really good.
It’s centered around the product and services of Easy Agent Pro, but it’s not exclusive to that audience. No one here at Mxt is an EAP customer (…yet??), for example. And we joined the group no problem.
The biggest benefit to this group—other than support for their products if you’re a customer—is that they take the time to answer, quickly and in deep detail, questions about setting up Facebook ad campaigns, SEO & blogging, the works.
If you’re interested in online marketing, not just online listings, the Easy Agent Pro group is for you.
By the way…
This group’s almost 3k members are proof that their products and services are outstanding. That’s mostly 3k customers, subscribing at $160/mo. Impressive numbers, and well deserved.

Hoo boy, where to start?
In addition to their almost-3k-member group, their Facebook Page has north of 8,500 likes. Not bad for a page that—let’s be honest—doesn’t work that hard at promotion. They share their videos and blog posts there, but so do we all.
The main sections of their website are sales-focused, trying to recruit new customers to their platform. But their blog, on the other hand… THAT’s where the value is.
The blog is updated twice a week with posts covering social media, Facebook ads, lead generation, SEO, and websites. If you subscribe to their email newsletter—and you should—you’ll get those posts emailed to you.
But again, everyone does that. But not like these guys. We’ve actually referenced their emails before in our Local SEO for Real Estate Guide post.
Their emails are killer. And if you’re in the online marketing game—Facebook groups or otherwise—you need to step up your email marketing game.
Subscribe to the EAP emails. Do it today. Even if you don’t need their blog content (you do), you’ll learn from their example of how to send great marketing emails.
Then there’s their YouTube channel. Their videos are embedded in long-form posts and how-to guides all over their blog and their Easy Agent Pro “TV” section too. But these videos are a masterclass of real estate marketing.

Why we like it
The Snappack are a group of social media-savvy realtors, spread throughout the US. Their “founding five” (and one honorable mention) are real estate agents and industry pros who believe that the evolving social media landscape will change how real estate is bought and sold in 2024 and beyond.
They are Dustin Brohm in Salt Lake City UT, Jason Frazier in San Francisco CA, Chelsea Peitz in Phoenix AZ, Shannon Milligan in Richmond VA, and Bucky Beeman in Rochester MN. The honorable mention, or so-called “godfather of the Snappack” is Neil Mathweg in Madison WI, who we’ll hear more from later in another group.
At first glance, the Snappack Live group seemed to be all about Snapchat. And much of it is. But not all.
The group may as well be called SocialPack Live. They embrace all social media platforms, as long as they get results. But the group’s admins have a clear preference for Snapchat and Facebook Live.
As for activity in the Snappack Live Facebook group, it follows similar patterns as other groups reviewed in this post, but with a heavy focus on social media for real estate.
Posts and comments from group members delve into features of different platforms, ways to track ROI on social channels, and best new apps to try.

The Founding Five of Snappack Live host a Facebook Live video show each week. They’ve had some great guests and conversations on there too, most recently Seth Price.
The group actually started as a mastermind group. They launched an annual conference/event and live-streamed a VERY in-depth group webcast discussing real estate marketing in all its forms.
These 5, and the loyal community they’ve developed in their Facebook group, are big-time movers and shakers in the online real estate world. Be on the lookout and remember the name #SNAPPACK.

Why we like it
If you’ve never heard Neil Mathweg’s Onion Juice podcast, you should go listen.
Right now.
It’s outstanding. It’s simple, clear, and—insider secret: THIS is how you know if business advice has any value—it’s actionable. None of this hypothetical “just publish great content” vaguery. Neil lays out exactly how agents and other RE industry pros can build a brand, a following, and a business. He calls it “attraction marketing.”
The idea is simple: in the long run, you’ll get more business (and better business) if you attract people—entice them to come to you, rather than always chasing after them.
When I first heard Neil’s podcast, I was blown away at how simple his methods are. It just sounded so…. easy. And it really is. So why isn’t everyone doing it? Well, Neil is on a mission to change that.
My favorite example?
He used to publish weekly quizzes on Facebook, called Mathweg Monday Trivia. He’d give away a $25 Starbucks giftcard or gift certificate for another local restaurant (which he could often procure for 50% off) to the first correct respondent.
The simple game exploded his following on Facebook and turned him from just another agent in the second-largest city in Wisconsin to the friendly, fun-loving giver of free coffee and Monday morning entertainment.
His SOI expanded like crazy, and his style of attraction marketing was born.
What’s up with the name though?
Yea, good question.
Neil explains that he wanted to name his podcast after something tangible, and something unique and memorable. A juicebox theme got proposed, and to make the juicebox more unique, Neil and his team filled it not with orange juice, but with “the other OJ,” onion juice.

Neil is everywhere. In addition to the podcast and social media links provided below, he and his team are also at the helm of their brokerage social profiles—Realty Executives Cooper Spransy—and a real estate coaching brand called Roundbox Coaching.
Like his Snappack Live friends detailed above, Neil is also prolific on Snapchat. Most of his snaps come from inside his car.

Why we like it
It’s really active. The average weekday sees 20+ posts. A review of the few dozen most recent posts showed an average of 10-20 comments per post.
This community is totally engaged helping each other with advice, answers, recommendations, even referrals.
Many of the questions revolve around marketing — the best paper to use in tri-fold brochures; most cost-effective CRM for solo agents, etc.
These sorts of discussions are typically full of actionable-yet-personal answers, anecdotes, and ideas. They’re a goldmine for motivated agents looking to make moves! (Get it??)
They police their group feed pretty aggressively. Self-promotion for listings, etc. is not allowed. Post them at your own peril.
The group’s latest addition has been a new focus on agent videos. Group members post videos and receive feedback and reviews from other agents in the group. People helping people! :)

The group is a collection of like-minded realtors, most (all?) of whom subscribe to the Borino method: FSBOs, expireds, and door-knocking.
It’s interesting to watch the communities in different groups interact. Their priorities and methods are very different, but their goals are always the same.
One of the best features of the group is Borino’s Facebook Live videos that happen regularly. The question/answer and discussion in the group is lively and packed with answers, advice, examples, and inspiration.

Why we like it
This group is dedicated to one thing: SEO.
They are prolific authors and bloggers who invest lots of hours and dollars into publishing for exposure, marketing, and sales.
The group has a few counterparts on Google+, and the same core group of 5-10 power bloggers appear there too. The same goes for Twitter and LinkedIn.
This particular community of real estate bloggers place a premium on the subject matter of each other’s posts. That is—they want you to write about topics that apply to just about everyone.
It makes sense.
The whole point of a blogger group is to pool resources. Each member contributes to the collective pool of real estate blog posts. And each member is free to re-share other members’ posts via social media or their own blog (giving credit to the author, of course).
It creates a ready-made library of relevant real estate blog content. But that library would be useless if everyone only wrote about their own market.
And so they keep it general. They’re big into SEO for real estate—just not local SEO for real estate.

Why we like it
The all-stars group has a lot going for it.
It’s right in the sweet spot for size and activity: just over 2k members, posts a few times a day, each post getting a few interactions.
A few is vague, but it’s also comfortable.
No daunting hundred-comment-long threads to tackle or breakneck posting pace to meet.
Just a few thousand like-minded agents sharing ideas and knowledge.
The best part
Our favorite quality we’ve observed in the All-Stars group is the accountability factor its admins seem to emphasize.
They take an active role in guiding conversation to stay positive—no small task on the internet!
For example, when discussing everyone’s favorite Z brand…
Which is a better choice for you today?
1. Whine about Zillow and how they are the worst thing ever in real estate.
2. Take a look at this recent ad they ran, see what you can learn from it to help your business.
With bitch sessions all too common in social media these days, it’s refreshing to see a level of professionalism and maturity celebrated like that.

Why we like it
Everybody knows Inman. Everybody loves most of what they do. They’re easily one of the most influential trade publications in the industry.
This group is a great example of the community they’ve been able to build—much harder, and more relevant to social media in 2024 and beyond—than an online publication and conference series.
The group has impressive numbers. Right about where you’d expect them to be for a small project within a big company.
Big, but not blow-your-hair-back big.
What to know
Conversations in this group tend to focus on a short list of topics:
- Inman conferences — buying/selling tickets, etc.
- Inman News stories — reactions, discussion, debate. Ya know, Facebook stuff.
- Investing — general market & economy news & discussion
- Technology — “Hey, anybody tried ___ yet?” questions
- Bashing on Zillow, Redfin, etc. — Ol’ faithful among those realtor types!
The best part
What we like best about Inman’s group is that the folks in it are knowledgeable.
Let’s be honest, it’s not that hard to get a real estate license. There are plenty of agents out there who may not be MENSA-eligible.
But Inman’s crowd is a cut above all that.
The discussion here is thorough, well-sourced, generally civil, and always current in the most recent news and developments.
Things roll downhill. Sometimes it takes a while for news or trends to reach some of the smaller groups or publications.
Not with Inman Coast to Coast.
You can rely on them for fast, insightful discussion and shared topics. Highly recommended.

10. Raise the Bar in Real Estate
Description
The purpose of the RTB group is to stimulate conversation and raise awareness about issues that affect the level of professionalism in real estate.
The Group is intentionally and purposefully “Open” because we want as many people as possible – including the general public – to (1) engage in conversations about these topics, and (2) have visibility to the things we talk about, and the manner in which we talk about them.

Why we like it
This group is similar to several above, like Lab Coat, Real Closers, and Rockstars. It appears lower on our list because of its topic/purpose:
to stimulate conversation and raise awareness about issues that affect the level of professionalism in real estate.
That’s a fine goal, but it’s not as immediately actionable or useful to agents looking to improve their business.
There is some good discussion among members, though.
Our digging turned up an average of 12 comments per post, posting 6 times per day.
That’s a solid level of activity of both types.
All in all, this is a pretty solid group. Its advice is slightly less detailed or actionable than the groups listed above, but it’s still worth checking out.

The days of door knocking, post cards, cold calls and newspaper ads are gone. In today’s market, if you are not marketing yourself on social media then you are going to get left behind or you already have been.
I aim to teach agents how to set up their social media presence the right way and captain their own lead generation efforts. Not only for branding purposes but MAINLY for lead generation. I am and just like everyone else, fighting to get a piece of the pie. The only difference is, we generate thousands of leads per year on social media alone! More importantly WE KNOW HOW TO CONVERT THEM! My goal is to teach agents my how to run their own marketing and lead gen via social media so they their days of wasteful spending on monthly service companies are a thing of the past.
One thing you will quickly realize in this group is that I will NEVER try and sell you my training. Never have and never will! Since inception I have only trained with agents who were either referred to me or who approached me and asked for information about the training.

Why we like it
The name of this group was a little misleading for us at first.
We thought it would be a group dedicated to sharing info on how agents can maximize their social media efforts.
And it started that way.
It has grown and adapted since it started in late 2016. Now, it’s a branded business name of William Hegmann for his coaching and lead gen system.
What to know
There are 5,000+ members of William’s group, many of whom seem VERY happy with his system.
But here’s the best part:
The group is not a sales pitch, the way some groups are. In fact, the lead gen system isn’t advertised or promoted in any way.
Instead, The Social Agent group has turned into a collection of THOUSANDS of agents, many of whom just genuinely love the program and constantly rave about it together.
Here’s an example of the Social Agent Facebook advertising methods, discussed in a 60-minute webinar:
I admit that no one on our team sat through all 60 minutes of that webinar, but we skipped around, and there is A LOT of info in there.
No wonder the group has such raving fans!

12. Really Bad MLS Photos
Description
This site is “chock full” of MLS photos than never should have been published.
It baffles me that an agent lists a $400,000 home and takes the pictures with their cell phone camera. The sellers should fire them for such an egregious act of inferior marketing.
If you can’t do it – hire a professional.
Make the most of your MLS pics: They are probably the most powerful tool you have. Remember that these photos will be syndicated to thousands of web sites once they are uploaded to your MLS system.
A few hints:
– Use the photo to highlight the positives –
– Do not use your CELL PHONE to take a photo.
– Make the bed
– Use a professional
– Turn off the television
– Clear the table
– Close the toilet seat
– Use a professional
– No persons in the photo (including your seller
– No pets
– Garage door closed
– Use a professional
– Don’t take the picture while sitting in your car – it’s way too obvious

Everybody falls victim to spam once in a while, but it’s been there for 6 days and no one reported it or removed it.
That’s a bad sign for the group as a whole.

What to know
This group is almost entirely a sales effort for the AgentLeads.co brand.
Posts are dominated by a single admin, ostensibly showing social proof-type screenshots and examples of well their training system works.
But like some other groups on this list, it feels very megaphoney.
And in this case, it’s even a little….robotic.
That is—everything that this admin posts gets published by Buffer.
Nothing wrong with Buffer per sé—we use it too—but in a group, it feels too impersonal.
Every post happens precisely at 6:22am, 11:56am, or 9:50pm.
And surprise, surprise… no one interacts with a robot megaphone. Posts in this group get almost no likes or comments.
Overall, this group isn’t great. It could be, but it feels too salesy and forced right now.

Why we only kinda like it
This group has potential, but it has some work to do.
Post frequency is fairly high (20/day) but post interaction rates are very low (>1/post). Those two factors combine to one description:
The megaphone effect.
It seems that this group’s 22,000+ members treat the group like it’s their own megaphone—they just shout into it but never really listen or respond when other people shout.
It it has the kiss of death: agents post listings.
So, all in all, this group isn’t great.
It does have the occasional question-and-answer dialog, but it’s rare and that one pro does not outweigh the cons.

Analysis
This group’s name is almost a misnomer nowadays. It’s not the ultimate part. It’s the mastermind part.
The real estate industry throws around the term “mastermind” more than any other I’ve ever come across. I’m still not sure why.
Essentially a mastermind, in this context, is a group of like-minded professionals who join together for their collective betterment, not through business transactions like referrals, but through touchy-feely things like motivation, guidance, and accountability.
Anyone can be in a mastermind group with anyone else, but the group is intended to be intimate—which usually means small.
So, back to Facebook’s Ultimate Real Estate Mastermind group:
It’s huge.
It has 23,000+ members. Ordinarily, we’d probably consider that a good thing. But in this case, it’s a weakness.
Further reading
None, really.
This group is ostensibly about discussion and learning. Their description has a paragraph about it:
We encourage participation and the start of many discussions, post any real estate related photos, links and videos if you wish and get to know other people in this group. There will be many masters that we can all learn from and who are eager to share their wisdom.
None of that happens.
The group is 7 years old, so maybe in the early days that description was accurate.
But in 2024+ that couldn’t be further from the truth.
This group is now a Buy and Sell group, and that’s the only type of post to be shared there anymore.
When is broad too broad?
23,000 members is not a problem unto itself. The problem comes from where in the world these authors live, and what they’re selling.
This is a real estate buy and sell group, after all.
And yes, people are posting listings in the group in an effort to sell them.
At time of writing, the locations advertised in these listing posts were:
- Brooklyn, NY
- Carlsbad, CA
- Cape Coral, FL
- Denver, CO
- Vidyaranya, India
- Bayahíbe, Dominican Republic
- Huay Yai, Thailand
Those locations are fine. But posting listings for land or property there seems like a waste.

A word on our methods

Age
To find the age of each group, we looked at the group’s admins. If the founder of the group is still an admin, the date on which they started the group is listed there.
If the founder is no longer an admin, our method was less precise. We took the earliest join date from the remaining admins, and compared it to the earliest photos/videos posted to find the earliest likely date.

Members
Collected directly from the group’s sidebar. No calculation necessary. Totals listed in this post include all admins and moderators.

Photos
This took a lot of scrolling. We visited the Photos tab for each group and scrolled down until we hit the bottom of the page. Facebook then automatically loads the next 100 photos.
We repeated that scrolling/loading pattern until Facebook stopped loading more. We compared the date of the earliest photo to the group’s start date to be sure they were close.
We then counted in sets of 100 to calculate the number of photos in the group by reading the page’s HTML source code.
To be sure we read accurate HTML that included all the dynamically-loaded photos (not the default, initial page source), we used the Web Inspector on Google Chrome browser to export the HTML generated to display all the photos.
We identified the HTML tag used to embed each photo, and used a text editor called Coda2 to count instances of that HTML tag.
The longest part of this process is the scrolling.

Same as photos, described above.

Posts/Day
We scrolled back through each group’s history for a minimum of 30 days. It’s harder than you think, since Facebook doesn’t always show posts in date order.
We counted the number of posts and divided by the number of days we counted.
If you know anything about statistical modeling, you’ll know that this method has some pretty obvious potential flaws, but it was the best we could do without access to a historical data API from Facebook.

Comments/post
Same method as Posts/Day, described above, with one notable exception: we did not count comment replies.
This hurts the integrity of our data a little.
But.
When comment counts reach a certain threshold (in the 4+ range), Facebook collapses them and shows only the 2 most recent.
When they do that, they also show the total comment count as a link:
Those “15 more” totals do include comment replies.
Therefore the only cases where we may have miscalculated comment counts are posts with less than 3 or 4 top-level comments that each may have any number of replies.
