What is a Real Estate Sales Funnel? And what does it have to do with online marketing & lead gen?
Glad you asked.
A sales funnel is the buying process that companies lead customers through when purchasing products.
In online marketing terms, a Real Estate Sales Funnel is a series of web pages that customers navigate through, starting as anonymous visitors and ending as qualified leads.
What does that mean for you?
Read on.
What does a Sales Funnel look like?
Did you know that it costs McDonald’s $1.91 in advertising to get you into the drive through?
And when they sell you a burger for $2.09… they only make $0.18.
But!
When they upsell you fries and a coke for $1.77 more… they make (and, more importantly, keep) $1.32 profit.
That’s 8 times the profit of the initial sale!
Pretty cool, right?
So what? What does that have to do with you?
Good question.

How Real Estate can learn from Ecommerce
If you’re like most people who sell stuff online, you set up a website, and you started selling your product.
But just like McDonalds, even if people are buying it, after your expenses, you’re left with barely enough to cover your hosting bills :(
And that’s when you realize.
If you want to make it online, you can’t sell from a flat website.
You need to do what McDonalds did, and set up a sales funnel.
But instead of having people go through a drive-in window, online they go through a “capture page” where you can gather their contact information and follow up with them through email.
Then, instead of selling them a burger, you have a sales page created to sell your initial product.
And while you’re probably not going to offer your customers fries and a coke, you could upsell them on your other products and services.
That’s why it’s a Real Estate sales funnel—where website visitors can come in the top, and leads come out the bottom.
You’ve seen it work at McDonald’s and Amazon… so you KNOW it can work for you.

Creating your first sales funnel
But after weeks of trial and error, you ask yourself…WHY does it have to be so hard?
All you wanted to do was to market your real estate business online.
But instead, you spent weeks (maybe months) playing with website builders or paying designers and programmers, all BEFORE you ever collected your first lead online.
Doesn’t that seem kinda backwards?
Shouldn’t there be an easy way to create high-converting real estate online marketing funnels, without having to hire an entire staff?
Turns out, you just need to know where to look.

Quick example
Lots of real estate agents will provide tools and other useful widgets or content for their prospective client. Many of these tools and widgets lead directly into a funnel.
Here’s a good example for a mortgage calculator by Colorado Springs Real Estate.
The idea is that weary Googlers will find CO Spring’s tool and start using the tool(s) on their site. It’s a very top-of-funnel approach, but it obviously works!
What’s this Clickfunnels thing all about?
Over the past 12 months, ClickFunnels has basically started taking over the internet.
Thousands of businesses and entrepreneurs (I think the number is 12,000+ as of mid-2017) have moved their entire websites over to them.
You don’t have to go that far (yet?) but check this out:
We have a relationship with Clickfunnels, and they offered a free 14-day trial for anyone Mxt Media sends them.
She’s not in Real Estate, but still… check out what Liz Benny said after getting her free trial account:
“…I’ve been building out my new funnel inside of ClickFunnels, and after doing it, the idea of using anything else is daunting to me. I would have had to have membership software, landing pages, order forms and still figure out how to tie them all together. I’ll never have to go through that again because of Click Funnels!”
This account will give you access for 2 full weeks so you can look under the hood and have some fun with ClickFunnels.
Postscript: Step up your email game.
To be successful online, there are 2 essential tools that you HAVE to have… an email autoresponder, and Clickfunnels.
The email auto-responder is fast, easy, simple, and it immediately validates your new leads and their choice to contact you.
It’s not ok to let new leads go uncontacted. Auto-responders—either a simple reply or a smart chat bot on Facebook or other service—keeps the communication active.
A good autoresponder, combined with Clickfunnels is a near-unstoppable force of real estate online marketing dominance.
